For most projects, we respond to initial quote requests within 1 business day. After a site visit (typically scheduled within 3–5 business days), we provide a written estimate within 3–7 business days depending on the project's complexity.

The more you can share, the better, but you don't need a complete plan to reach out. Helpful information includes: a general description of the project, the property address, a rough timeline, and any budget range you have in mind. We'll help you figure out the rest during our consultation.

Absolutely. Many of our clients come to us with just an idea. We're happy to consult early in the process, help you think through scope and feasibility, and guide you toward a plan that fits your goals and budget. Early contractor involvement often saves time and money.

Credentials & Protection

Yes. HMR Builders LLC holds a current North Carolina General Contractor license. We're authorized to build, renovate, and manage construction projects across the state. You can verify our license status through the NC Licensing Board for General Contractors.

Yes. We carry comprehensive general liability insurance and are fully bonded. This protects you, your property, and our workers in the unlikely event of an incident. We're happy to provide proof of insurance before any work begins. In fact, we recommend asking any contractor you hire for this documentation.

Timelines, Permits & How We Work

We do. HMR Builders LLC handles all necessary permit applications and coordinates with local building departments on your behalf. We schedule and manage all required inspections throughout the project. This is included in our scope. You don't need to navigate the permitting process yourself.

Timelines vary based on project scope. As a general guide: small remodels (kitchen, bath) typically take 3–8 weeks; room additions 6–12 weeks; new home builds 4–9 months; commercial buildouts 4–16 weeks. We provide a detailed project schedule in your contract and keep you updated on any changes throughout the build.

Yes, though changes after work has begun can affect the timeline and cost. We handle change orders through a formal written process: any modification to scope, materials, or schedule is documented and agreed upon before we proceed. We aim to minimize surprises and keep everything transparent.

Not always. For many renovation and remodel projects, we can work directly from your ideas and our experience. For new construction or complex structural work, drawings may be required for permitting. We can connect you with trusted local architects and designers if needed, or work with plans you already have.

We maintain a consistent core crew and use vetted, long-term subcontractors for specialty trades (electrical, plumbing, HVAC). You'll see familiar faces throughout most of your project, and we always have an HMR Builders supervisor on site to manage quality and communication.

Pricing, Payments & Contracts

Payment schedules are project-specific and outlined in your contract before work begins. Typically, we use milestone-based draws: a portion at project start, at major milestones (e.g., framing complete, rough-ins complete), and a final payment at completion. We do not require full payment upfront, and we never ask for excessive deposits.

Our contracts cover: full scope of work, materials and specifications, project timeline, payment schedule, change order process, warranty terms, and any exclusions. We walk clients through the contract before signing. We want you to understand every line.

We work hard to deliver projects within the agreed budget. Unforeseen conditions (hidden rot, code upgrades required, unexpected site conditions) can sometimes add cost. When this happens, we notify you immediately with options before proceeding. Transparent communication is a core value, and you'll never be surprised by a bill you weren't informed about in advance.

Warranty & Post-Completion

Yes. HMR Builders LLC stands behind every project with a workmanship warranty. Warranty terms are outlined in your contract and typically cover 1 year for workmanship defects. Material warranties vary by manufacturer. We also conduct a post-completion walkthrough to ensure every item on the punch list is resolved to your satisfaction before final payment.

Call or email us right away. We take post-completion issues seriously and respond promptly. If it falls within our workmanship warranty, we'll come back out and make it right at no cost. We've built our reputation on long-term relationships, not one-and-done transactions.
